1.How do we view a property?

For a viewing call or text: 07729 488937.
Alternatively complete the Contact Us form and we will get back to you ASAP. Please do not call directly to the property. We wish to minimise the disruption to our existing tenants therefore we always accompany viewings and give our existing tenants notice of any viewings.

2.What type of contact will we sign?
You will sign an Assured Shorthold Tenancy Agreement. This will commence on 1st July 2010 and expire on 30th June 2011. All five tenants will sign the same contact and you will be jointly responsible for the property.
 
3.How do we pay the rent?
Rent is payable on a quarterly basis. This is usually in the form of a standing order. The rent is payable on the following dates by each tenant: 1st July 2010; 1st October 2010; 1st January 2011; 1st April 2011.

4.Are bills included in the rent?
The utility bills are not included in the rental price. You will be responsible for Gas, Electricity, Telephone/internet access (if applicable), Water and Council Tax (if you are not a full time student).

5.How much is the deposit?
The deposit is £250 per person. It is payable upon signing the contract by cheque or cash.

6.Are the deposits protected?
All deposits are registered in a government protected scheme (mydeposits.co.uk). Details of the scheme will be provided.

7.Are single rooms available?
No single rooms are available. The properties are rented to pre-formed groups of 5 tenants.

8.Are we allowed to smoke in the property?
No smoking is permitted in the property

9.Do the properties have safety certificates?
The properties have current Corgi Gas Certification and NICEIC Electrical Certification.

10.Can we leave the contract after we have signed?
The contract is legally binding for the full 12 months. Should anyone wish to leave the property before the end of the contract, we will release you providing that you can find a replacement tenant to take on your contractual responsibilities and that the tenant is accetable to the other tenants and us.

11.Can we contact the landlord directly?
Yes, Spot-on Accommodation is independently owned. We do not use a management company which means that you have direct contact with your landlord. If any problems arise you can speak to us directly and get the problem sorted quickly.

12.Is the Dalmatian included in the rent?
No!
